Project Summary

The Shire of Murray is calling for Expressions of Interest (EOI) from parties interested in activating 6,000 sqm (or part thereof) of undeveloped land at the FIPWA.

The EOI process is an opportunity for an industry proponent to partner with the Shire to develop a commercial-scale food or beverage processing operation within the Food Innovation Precinct WA (FIPWA) ecosystem.

The successful respondent(s) will have the opportunity to work with the Shire to collectively develop a viable and informed development plan and business plan for the site over the next 6 to 18 months. The vision for the site is to deliver something which complements the operations delivered by our existing partners in the Research and Development, Production and Innovation Centre facilities at FIPWA.


Project Description

This Expression of Interest presents is an opportunity for an investor to partner with the Shire to develop a commercial scale food or beverage processing operation within the FIPWA ecosystem. The EOI process will enable the Shire to narrow down prospective development options for the 6,000 sqm site, and work with proponents to collectively develop a viable and informed development plan for the site over the next 6 to 18 months. This EOI process will enable the Shire to negotiate and plan its options with suitable industry partners to shape and implement a development opportunity at the FIPWA.

The Shire will work with the successful respondent(s) to:
– Undertake detailed site concept planning and master planning
– Validate operational requirements, built form, equipment, physical requirements, and associated services of the development
– Negotiate tenure, leasing options and determine an appropriate approach to
development
– Develop a comprehensive business case for the Shire regarding proposed
developments at this site.

The FIPWA is situated on a 2.5 ha landholding, owned by the Shire of
Murray. The subject-site is 6,000 sqm of undeveloped land, located to the west of the lot, and can accommodate approximately 4,000 sqm of built form.

The site is located within the Peel Business Park, which is zoned for industrial purposes and serviced with Power, Water, Sewerage, Gas and Telecommunications.

The Shire will consider long term leasehold options on the site at a market rate which is currently between $7.00 – $9.00/sqm ground lease or up to $250 / sqm for a general food processing use.

3. Submit your investment project for review

Your investment project will be reviewed by our panel to ensure your investment opportunity is an "investment ready" project and satisfies our guidelines and approval process.

Investment ready means that the investment proponent has a clearly articulated business and/or project plan which demonstrates:

  • project feasibility and delivery, including risk management.
  • the strength, experience, capabilities and capacity to execute the proposed project;
  • a growth plan, and how that growth will be funded;
  • how the investment proponent will need to be in the correct business structure.

3. Submit your project for review

We will review your Project Brief and work with you to make sure it is ready for investors.

4. Approval and listing

We communicate with you via email as you create, save, submit and revise your investment opportunity. Our team may contact you directly during the review and revision process. We will always confirm by email after your investment project has been approved by us for listing.
